The application site is within the open countryside. The site is set to the east of the public highway of Summerhill Road. The structure is set approximately 160m from the public highway. There is substantial landscaping along the boundary with Summerhill Road. The majority of the structure is obscured from public view. I do not feel the proposal causes any significant harm to the visual amenities of the locality and therefore recommend that planning permission be granted.

R 1. The Planning Committee considers the timber summerhouse is domestic in design and inappropriate in this location. Furthermore, the Planning Committee considers the applicant has not demonstrated agricultural need and therefore the summerhouse is considered to be inappropriate development in the countryside contrary to the general presumption against development within the countryside.
