Officer's Report
The application seeks approval in principle for the residential development of a site in Ramsey for one house and two flats. The application site currently contains two storey buildings that are in light
industrial usage. The site could be viewed as a detrimental use within a predominantly residential area.
The application shows an indicative layout for the proposed form of development. I am relatively satisfied that such a form of development could be accommodated within the confines of the application site. Comments have been received regarding concern relating to car parking provision and impact on the existing available residential parking. I am satisfied that car parking provision could be provided within the curtilage of the application site. I recommend that the planning application be approved subject to conditions controlling the nature of acceptable development.

C 1. This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.
C 2. This approval relates to the 1:500 location plan date stamped the 7th June 2005.
C 3. The development of the application site must include provision for at least two vehicles per dwelling within the curtilage of the application site.
C 4. The development of the application site must respect the existing height, design and outlook of the surrounding residential properties.
