Officer's Report
The application is for amendments of the previous application that was approved (04/00186/B) on the 21/04/2004. The amendments are proposed to take place at 24 Manor Park, Onchan, which will be a detached property. The neighbouring properties at 25a and 25 Manor Park have been built in the same / similar design as the original approved application 24 Manor Park. The whole of Manor Park are all recent new build developments with a few plots remaining or being built at present. The site of 24 Manor Park has also increased in size compared to the previous application site.
The proposed boundary treatment will be the same as the neighbouring properties, which will be a 1.2 metre high brick wall to match the outer boundary walls of the development.
The amendments include the erection of a single storey rear and side conservatory. The rear part of the conservatory will replace the rear single storey building that was approved originally. The conservatory will have a side projection from the existing gable wall of 5.075 metres and have a maximum depth of 4.375 metres. The rear part of the conservatory will have a width of 5.285
metres and a depth of 2.6 metres from the rear wall of the dwelling. The conservatory will glazing on all elevations.
Other amendments include the additional front elevation balcony which will be accessed from bedroom 1 and repositioning of windows on the front, rear & side elevations. The rear kitchen bay window will remain but the pitch of the roof will increase. The proposals also include the installation of a rear balcony to bedroom 2.
Onchan District Commissioners recommend the application for amendments to be approved.
There are no objections
The reposition of the windows, the rear balcony and the additional front elevation balcony are acceptable. The slight concern is with the rear / side conservatory possible problems with overlooking issues into the rear garden of 25 Manor Park, however this can be solved with a obscure glazing condition on the east elevation windows. Although the conservatory projects 5.075 metres to the boundary there is still a minimum gap of 2 metres and a further 3 metres to neighbouring dwelling. Therefore the proposals would seem appropriate in these locations and therefore my recommendation is for an approval.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to the submitted documents, as shown in drawings 111.4 C, 111.9.14, 111.9.10E _ 111.9.12.G all received on 17/06/05.
C 3. Obscure glazing (Grade 5) shall be installed in the east elevation of the conservatory and shall be kept and maintained thereafter.
C 4. The external finishes of the extension must match those of the existing building in all respects.
