Officer's Report
The proposal consists of a first floor side extension over the existing garage to 38 Maple Avenue, Onchan, which is a detached property similar to the properties along Maple Avenue, which is a residential area.
The proposal will form a master bedroom with an en-suite bathroom. On the front elevation will be two pitched roofed dormers (bedroom) and the rear elevation there will be two windows (bathroom & landing). The side elevation of the extension will be approximately 1 metre from the neighbouring property (36 Maple Avenue).
Onchan District Commissioners have recommended approval for this application. The Department of Transport considers the application not to have any adverse traffic impacts. There have also not been any objections.
The two new first floor windows on the rear elevation might have caused concerns of privacy issues, however to the rear boundary of 38 Maple Avenue are fields.
The proposal would seem appropriate in this location and my recommendation is for approval.
