Officer's Report
The proposed development is an amendment to an approval issued back in 2002. The application site is set in the open countryside. The proposal would not be out of scale with the existing cottage and be designed in a sympathetic way. The proposal would be partially visible from the existing vehicular access point. The majority of the views of the point from the public highway are obscured by the existing landscaping. I do not feel the proposal will cause any significant harm to the visual amenities of the locality.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This permission relates to the erection of a single storey extension and conservatory as shown in drawing numbers 04/87/02 Rev A received on 19th August 2005.
C 3. The facing and roofing material of the extension must match those of the existing building in all respects.
