Officer's Report
The application seeks approval for the change of use of an existing building, located within the residential curtilage of a dwelling in Crosby, to tourist accommodation. The building is an existing cottage and is readily capable of being used for the proposed purpose without major alteration.
The Department of Transport Highways Division have objected on the grounds that they consider there to be insufficient detail within the application. Having visited the site I am of the opinion that it is obvious how the access arrangements work and I conclude that the difference from the proposed use is not sufficient to form grounds for refusal. Although I consider the use to be acceptable I believe that the use should be restricted by condition due to the close proximity of the main dwelling. I recommend that the planning application be approved.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. The use must be taken up within four years of the date of this notice in order for this approval to remain valid after that time.
C 3. This approval relates to drawing no.s JC10 and JC11 date stamped the 30th June 2005.
C 4. Between the 1st March and 1st October in any one year the accommodation hereby approved must only be used for individual lets, not exceeding four weeks in duration. Outside of this period longer lets are permissible.
N 1. For a change in the water supply to a premises (domestic or commercial) the applicant should contact the Isle of Man Water Authority Byelaws Inspector (Les Quayle), telephone 695957.
N 2. The applicant is recommended to contact the Fire Safety Department with regards to the provision of appropriate fire precautions.
