In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby REFUSE the following application made on behalf of:
Name: Mrs M E Comish Proposal: Approval in principle to erect a single dwelling at: Garden Adjacent To Yn Druin Glen Tramman Ramsey Isle Of Man
which was considered on 15 July 2005, for the reasons set out below.

Reasons For Refusal:
- The application site is neither zoned for residential development nor does the proposed development represent an appropriate replacement dwelling nor is there appropriate agricultural need for the proposed dwelling. Accordingly, the residential development proposed by this planning application is contrary to the Isle of Man Planning Scheme (Development Plan) Order 1982 and, in particular, the provisions of Planning Circular 1/88.
- Notwithstanding the first reason for refusal the application fails to demonstrate that appropriate vehicular access arrangements, including sightlines and visibility splays, for the application site can be suitably provided.
- This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
