This application relates to an area of land next to the house 'Sunridge' on Glen Rushen Road, Glen Maye.
The proposal is for a detached dwelling with garage.
SPMCE strongly object on grounds that this is not the built up area of Glen Maye and same objections apply as applied to an appeal dismissed for a dwelling on the opposite side of the road (PA 97/1716)
Patrick Parish Commissioners object on the grounds that it will create a new dwelling in the countryside contrary to guidelines, that there are potential drainage problems from existing culverts and the proposed dwelling would be overly large for the site and situation.
There are objections from Deep Water and Watts Cottage which front onto the road. The house will be higher and dominate the area by its height Will be of a style not in keeping with other cottages, Will have inadequate parking, access and turning leading to damage of the road and mean additional traffic They consider the impact will be great in an area of high scenic value damaging the character of the road and Glen Maye as a whole. Concern over adequate provision for waste water and sewerage.
The construction will involve substantial excavations and they are concerned about the impact of this on other properties and on the trees opposite.
They believe it could set a precedent for other large areas of land closer to the village.
The Department of Transport have no objection subject to sight splays in compliance with Manx Roads 1.
The proposed dwelling is in an area which is not zoned for development and is in an area of high landscape value and would be contrary to policy.
The proposed height of the house which is three storey high on the road frontage would be dominant in comparison to other dwellings in the vicinity and the design of the house is not in keeping with the other properties in the area, and would be detrimental to the character and appearance of the area.

The proposed dwelling is in an area which is not zoned for development and is in an area of high landscape value and an additional dwelling in this location would have an adverse impact on the character and appearance of this rural area, and could set a precedent for further development in the countryside.
R 2. The proposed height and design of the house is not in keeping with the other properties in the vicinity, and would require the loss of trees on the site and would be detrimental to the character and appearance of the area.
