This application relates to the curtilage of an end of terrace house at the end of Market Street within the Peel Conservation Area.
The proposal is to demolish an old garage and replace it with a sun lounge to the rear of the property.
The garage is an old structure and not worthy of retention. The design of the sun lounge is in keeping with the rest of the house. The property is set in fairly large grounds and the sun lounge will only just be visible from Castle Street. The impact on the Conservation Area will be minimal and there will be no adverse impact on neighbouring properties or in the area in general.
The Department of Transport has said there will be no adverse traffic impact subject to a condition that an additional off street parking space must be provided within the curtilage of the site.
The agent states that the garage is only used for storage and has not been used as a garage for some time. The applicant has a mature garden that surrounds the garage and there is currently no parking within the curtilage. The applicant owns the land adjoining which has an access to Castle Street. He currently uses this for parking and there is sufficient room for parking for at least four cars.
Whilst the indication of parking on the adjacent land is not ideal it is clear that the current garage has not been used as such for a considerable period of time and it would not appear reasonable to insist on replacement parking where there was none before and when there is off street parking on the adjoining land owned by the applicant.
There will be no adverse impact on the conservation area and the parking situation will remain as before so the proposal is considered to be acceptable.

C 2. This approval relates to drawing number 2.7029-101-00 date stamped received on 30th March 2005.
C 3. The external finishes of the extension must match those of the existing building in all respects.
