Approval in principle for extension to dwelling, Kennaa Cottage, St Johns, German. which was considered at a meeting held on the 18 June 1999, for the reasons set out on the attached schedule, numbered 1 to 1. Date of Issue: 24 June 1999

The dwelling as existing is of traditional form and appearance; the extension as proposed would be of a size and positioning that would be out of keeping with the style of the dwelling and thus detrimental to its character, resulting in an extension that dominates the existing house when viewed from the neighbouring properties and open countryside.
NOTE 1: This refusal is without prejudice to an extension of smaller size that conforms to the provisions of Planning Circular 3/81 "Guide to the Design of Residential Development in the Countryside".
NOTE 2: The Committee is not aware of any particular need or justification for additional accommodation of this scale, such as would set aside the general presumption against expansion on such a significant scale.
NOTE 3: The building works already undertaken must be taken down and the site returned to its previous level within 2 months of the date of this notice.
NOTE: This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
