Officer's Report
The application seeks approval for the erection of a two-storey extension onto the rear of a semi-detached dwelling in Ballaugh. The proposed extension is similar, albeit slightly smaller, than an existing two-storey extension on the neighbouring property.
An objection has been received on behalf of the neighbouring properties but I would suggest that the majority of the concerns raised relate to civil matters outside the control of planning. The one planning issue raised by the objection relates to a concern that the proposed development represents over development of the site. Given that the proposed development is slightly smaller than a similar extension already built on the neighbouring property and think that this position is unsustainable.
I consider the impact of the proposed development to be acceptable and recommend that the planning application be approved.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to drawing no. DV/1/05 date stamped the 25th February 2005.
C 3. The external finishes of the extension must match those of the existing building in all respects.
C 4. Prior to the commencement of works the applicant must contact the Department of Transport Drainage Division to arrange appropriate measures to protect the public foul sewer.
C 5. There must be no discharge of surface water (directly or indirectly) from the development to any foul drainage system(s).
