Officer's Report
This application relates to a mid terraced house in Wesley Terrace which is in the Douglas (Woodbourne Road) Conservation Area.
The proposal is to create a parking space by partial removal of the back wall.
The applicant has indicated by letter that the walls would be finished in Manx Stone where possible and rendered at either end. She has also indicated that at some time in the future she may wish to erect plain timber gates to enclose the yard.
The Conservation Officer raised some initial concerns about the detail of the proposed gate and the finish to the walls which have been addressed by the applicant in her letter. The finish to the walls can be covered by condition as can the need to submit any details of a future gate for approval.
The Department of Transport have requested a condition that the garage door/doors shall not obstruct the footway/carriageway at any time.
The removal of part of the wall to the rear of the house will only be visible within the rear lane. There will be some benefit in the provision of an additional off street car parking space and the proposal will not have a detrimental impact on the Conservation Area.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to plans date stamped received on 12th January 2005.
C 3. The walls must be finished in Manx stone with rendering restricted to the end of the walls where it has been cut through.
C 4. Should there be a requirement for gates/garage door to be erected in the opening created, either now or in the future, details will need to be submitted to the Planning Committee for approval, prior to being erected. Any such gates/garage door must not obstruct the footway/carriageway at any time.
