Officer's Report
The application seeks approval for the installation of replacement uPVC sliding sash windows in the Point of Ayre Lighthouse in Bride. The building is a Registered Building and there is a concurrent Registered Building application for the windows.
Given the Registered status of the building it is considered that the installation of uPVC windows is unacceptable. The Building Conservation Officer shares this view. Accordingly, I recommend that the planning application be refused.

Conditions and Notes for Approval / Reasons and Notes for Refusal
C: Conditions for approval N: Notes attached to conditions R: Reasons for refusal O: Notes attached to refusals
R 1. By reason of their material and style the proposed windows are considered to be out of keeping with the building and to detrimentally alter the character of a Registered Building contrary to the provisions of Policy RB/5 of Planning Policy Statement 1/01. Accordingly, the proposed development is unacceptable.
2. The applicant is advised to discuss the provision of appropriate windows with the Building Conservation Officer and that, as the building is a Registered Building, grant assistance may be available for suitable work under the Historic Building Conservation Scheme 2000.

The Point of Agree Lighthouse, the subjct of this application is a registered Building (RB 147). The building is of interest as much for the fact that it was designed and built by Robert Stevenson, son of Robert Louis Stevenson in 1818. This application seeks to replace the existing painted timber sliding sash windows with a PVC tilt and turn items. The loss of historic favorc from a Registered Building is unacceptable given the lack of information clarifying why replacement is necessary. This to make more so, by the replacement in uPVC, a totally unacceptable material in a building of this status.
Summary of objections / views
Sir preference would be to overhaul the existing windows replacing only where absolutely necessary in a pattern. Note it identical to the originals in terms of frame material opening stock etc.
