Officer's Report
The site lies on the landward side of the A27 coastal highway running between Glen Maye and Dalby.
Permission was granted under PA 04/766 to renovate and extend the cottage, the creation of a new access and spay and the erection of a garage.
Amendments are now proposed which involve the demolition and rebuilding of the original single storey element. This was originally intended to be retained.
The condition of the single storey part of the dwelling is in poor condition and cannot be renovated. The new extension will be the same size and of the same appearance as the existing structure.
The proposed amendment is considered acceptable and there are no objections.
The architect has attempted to address Condition 4 attached to the previous decision notice but I recommend that this is dealt with separately by the Planning Committee because of the way that the amended application has been described and advertised.

C 1. This approval grants permission for the rebuilding of the single storey element only as shown on drawing numbers AT 650.1 Rev 1 and AT 650.4 Rev 2 and as such is an amendment to the development approved under PA 04/766.
C 2. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 3. The roof(s) must be finished in dark natural slate.
