In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:

which was considered on 7 October 2005, subject to compliance with the conditions specified below.

Schedule Of Conditions:
- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This permission relates to the erection of an agricultural activity building and farm shop as shown in drawings reference 111.1.04, 112.2.04 and 113.3.04, the site and location plans all received on 13th December, 2005.
- The new building may be used only for purposes of education in agricultural matters together with associated facilities all as set out in the approved drawings. The farm shop may sell only items produced from Ballahowin farm, the application site.
- Prior to the use of the buildings as approved, the applicant must have approved by the Planning Authority a scheme for introducing and policing a one way system for traffic visiting the new facilities, where such vehicles will enter from the A26 and leave via the B37. Such a scheme should involve signage and information leaflets.
- Prior to the use of the building as proposed, the roadway between the new car park and the A26 highway must be made up and provision made for the drainage of surface water. Details of this must be approved by the Planning Authority prior to these works being undertaken.
NOTE For single connections to a water main (i.e. a single dwelling) the applicant should contact Isle of Man Water Authority Customer Services, telephone 695949.
NOTE PRIOR to the commencement of any works the applicant is advised to consult the Chief Fire Officer to ensure that adequate fire precautions are taken.
NOTE The applicant is encouraged to consult the Disability Access Office in respect of ensuring that the proposed facilities may be used by everyone including unassisted wheelchair users. In particular the applicant should consider entrances and toilet facilities, aisles and serving counters.
This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.
Note 2: No works may be commenced until such time as -
- the time for requesting a review of the initial decision has expired; or
- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.
