The development must be a minimum distance of 8 metres from any nearby watercourse to minimise the risk of pollution and damage to riparian habitat. Measures must be in place during construction to avoid run off entering any nearby watercourse.

This property is located near to a tributary stream which runs into the River Neb. To minimise the risk of pollution to the river and to avoid bankside erosion and loss of habitat, there must be no development within 8 metres of the watercourse. Measures must be in place during construction works to safeguard the water course from run-off and sedimentation.
