This application relates to a semi detached house in Meadow Brook Gardens, Farmhill.
The proposal is to erect a conservatory on the rear elevation.
The east elevation of the conservatory is close to the boundary with the adjoining semi which is staggered back from this one and slightly lower on the slope. The glass in this elevation would need to be obscure glazed to ensure no overlooking in this direction. There is currently a fence between the two properties which will also help to screen the impact of the conservatory.
The rear garden backs onto a road also but there is a fence to the boundary of the garden and the house opposite is set far enough away for the impact to be minimal and the style of the conservatory is acceptable.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to drawing number 0111 and plan date stamped received on 14th December 2004.
C 3. Notwithstanding condition 2 above the east elevation close to the boundary with number 16 Meadowbrook Gardens must be in obscure glazing (grade 5) and retained as such thereafter.
I confirm that this decision accords with Government Circular No 57/01 (Delegation of Functions to Director of Planning and Building Control).
