Time limit for reserved matters
This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Use restriction
The accommodation hereby created may only be used as either holiday accommodation or ancillary accommodation to Ballamin Farm. For the avoidance of doubt, no approval should hereby be conferred by this approval for the use of the new accommodation as a separate dwelling.
Holiday let restrictions
With regards to use as holiday accommodation between 1st March and 1st October in anyone year, the holiday accommodation hereby approved must only be used for individual lets, not exceeding four weeks in duration, to bona fide tourists. Outside of this period longer lets to bona fide tourists are permissible.
Design of openings
The conversion of the buildings should wherever possible utilise existing openings. Any new openings should be designed in a manner to suitably reflect the previous agricultural nature and age of the buildings.
Supports the principle of this 'brownfield' redevelopment, which is in accordance with Strategic Policy 1 of the emerging Strategic Plan. It would be beneficial if the units could be provided at an affordable price so that they are available to local people.
