Officer's Report

The application seeks approval for the conversion of the first floor of an existing storage/workshop building within the residential curtilage of a detached dwelling in Lezayre into guest accommodation.

The conversion is relatively modest requiring the insertion of windows and the construction of an external staircase to the first floor. I consider that the proposal is acceptable subject to the imposition of conditions and recommend that the application be approved.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This approval relates to drawing no. 0485/1/2 and 0485/1/3 date stamped the 19th November 2004.

C 3. The new windows and doors hereby approved must be wooden.

C 4. The accommodation created by this approval must only be used as accommodation ancillary to that of the existing dwelling. For the avoidance of doubt, no approval should hereby be conferred by this approval for the use of the new accommodation as a separate dwelling.

N 5. The applicant is advised to consult the Fire Safety Department with regards to the provision of fire safety precautions.
