In pursuance of that, powers under the above Acts and Order the PLANNING COMPETITUS of the Department of Local Government and the Environment does hereby APPROVE the application made by you on behalf of

Erection of agricultural dwelling, garage and agricultural building, Belleworth Park, Glen Hops, Patrick
which was considered at a meeting held on the 3rd March 1991, subject to the conditions and the conditions or modifications specified on the attached schedule, numbered 1 to 12.

Note 1: This permission refers only to that required under the Town & Country Planning Acts and does not include any under or requisition.
Note 2: NO WORKS HAS BE COMMENCED UNTIL SUCH TIME AS -
A) the time for requesting an appeal in relation to any decision at parties has expired; or B) any appeal has been completed.
Note 3: Rights of appeal against the decision of the Planning Committee are attached.
Note 4: No appeal may be requested within a period of 21 days. No works may be commenced until such time as the applicant has received notification that an appeal has been made.
SCHEDULE OF CONDITIONS Application No. 92/5920
1 The building(s) shall not be used for any other purpose than that indicated on the plan or in the application without the consent of the Committee.
2 The development shall be completed within the period of TWENTY-FOUR (24) months from the date of this approval WHICH SHALL CAUSE TO HAVE EFFECT IN DEFAULT OF COMPLIANCE WITH THIS CONDITION except in respect of any development completed within that period.
3 Subject to the last foregoing condition the development having been commenced shall be carried on to completion in a workmanlike and expeditious manner to the satisfaction of the Planning Committee and if not so completed within the said period of TWENTY-FOUR (24) months it shall be a further condition of this approval that the applicant shall submit a new application for consideration by the Committee in respect of the uncompleted development.
4 The occupation of the proposed dwelling(s) must be limited to persons whose employment or latest employment is or was employment in agriculture in the Island and including also the dependents of such persons as aforesaid.
5 This approval relates to the amended drawings numbered 1433/1B and 4B received on 30th December 1993 and to 1433/3 received 11th September 1992. No approval is implied to any other submitted drawing or plan.
6 The front (northern) elevation must be finished in natural stone traditionally laid, to the satisfaction of the Committee.
7 The proposed development must be connected to the main sewer in a manner acceptable to the Byalaw Officer and the Committee and on terms and conditions to be agreed with the DEPP PRIOR to the commencement of any building works.
NOTE: A Drainage Connection Fee will be payable to the DEPP on this development.
8 There must be no discharge of surface water to the foul sewer.
9 The door between the garage and the utility room must be ¼ hour fire resistant self closing to the satisfaction of the Chief Fire Officer.
Note: The Chief Fire Officer would recommend that domestic smoke alarms be provided.

10 The proposed barn must be used for agricultural purposes only.
11 The barn must be finished in dark coloured sheeting (dark grey, dark brown or dark green) a sample of which must be approved by the Committee PRIOR to the commencement of works.
12 All services including electricity and telephone must be laid underground to the satisfaction of the Committee and arrangements for the supply of such services acceptable to the Committee must be made with the statutory authority PRIOR to the commencement of any building works.
Note: Upon completion of the new barn, it is recommended, in conjunction with condition 10 of the approval in principle that the barn currently being used in association with the farmholding, is removed and that all farm operations, as far as is possible are carried out within the holding as defined in this application, to minimise nuisance to properties in the vicinity of the former farmhouse and barn.
It is also recommended that during construction and work to provide services to the proposed dwelling and barn access is maintained at all times to Laburnum Lodge.
