Time limit for reserved matters
This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.
Site area limitation
This approval relates to the principle of the erection of a new agricultural worker's dwelling in the area defined in red on the location plan received on 11th October, 2004.

The new dwelling must take the form of a modest traditional farmhouse in compliance with the guidance given in Planning Circular 3/91 - Guide to the design of new houses in the countryside, policies 2-7 inclusive.
Access visibility improvements
Prior to the submission of any application for reserved matters (see condition 1 above) the applicant must liaise with the Department of Transport Highways and Traffic Division to seek ways to improve visibility for drivers emerging from the existing access. Such improvement works must be included in the application for reserved matters.
Agricultural occupancy restriction
The occupation of the proposed dwelling(s) must be limited to persons whose employment or latest employment is or was employed in agriculture in the Island and including also the dependants of such persons as aforesaid.
