In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby REFUSE the following application made on behalf of:
Name: Raven Hill Resources Ltd Proposal: Access improvements to existing vehicular access at: Poachers Pocket Bridge Road Ballasalla IM9 3DA
which was considered on 18 March 2005, for the reasons set out below.

Reasons For Refusal:
- As demolition has commenced of the existing buildings on the site, there is, effectively no approved use of the site other than that granted under PA 02/0712 for 22 dwellings and for which there is in place permission for the creation of an acceptable access which may only be undertaken after certain other measures are in place for the protection of the site against flooding. The alterations to the access as proposed here are, as such, unwarranted and may prejudice the development of the site.
- This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
