In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby REFUSE the following application made on behalf of:

which was considered on 16 September 2005, for the reasons set out below.

Reasons For Refusal:
- The submitted drawings do not include accurate indication of the position and canopy spread of the existing trees which whilst not within the defined site are very close to it. As such a proper assessment of the proposal and its impact on the trees cannot be made.
- This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
