Application Statement for change of use 2/4 Peel Street, Ramsey, IM8 1JH
The site is 2/4 Peel Street, Ramsey, it’s a corner terraced building on Peel Street and Water Street. There is a new restaurant next door. I am looking to rent solely the ground floor. The upper floors of the building are currently office space with 1 of them occupied.
The ground floor is currently unoccupied and has been for about 12 months. It was previously used as an office space and before that a Travel Agents.
I wish to use the ground floor as a “Gaming Lounge” This would consist of using the 3 main rooms for customers. One room would house 1 VR headset and 6 state of the art gaming consoles, one room would be the “arcade room” housing 1 arcade machine, 6 modern and vintage gaming consoles and a table for board games and adults to sit at and one ‘VIP room’ consisting of a PlayStation 5 and projector set up. Maximum occupancy of the VR room will be 3 customers, maximum occupancy of the Arcade room will be 8 customers, maximum occupancy of the VIP room will be 4 customers.
Although there is plenty of things for young people to do outdoors in Ramsey I do feel this is a good chance to offer the less sporty people somewhere to go and enjoy themselves. We also plan to offer autism friendly periods once a month and potentially have periods for older people to come and use the VR headsets when the rest of the Lounge is closed. Proposed opening hours are 4pm-8pm on Wednesday, Thursday and Friday, 10am-8pm on Saturday (staying open to 10pm once a month for an over 18 session) and 10am-4pm on Sunday.
Parking would not be an issue as we are close to 3 large carparks (St Pauls Square, College Street and Plaza Public car park). There is also a bus stop just across the road and it’s a 5 minute walk from the main bus depot. The neighbouring business is a restaurant which I feel we would dovetail nicely with, offering parents the chance to enjoy a meal whilst they children enjoy the gaming lounge. The

business opposite is a hair and beauty salon which again we could complement if the parent is spending some time in there. The office above the ground floor is occupied but we will rarely be open at the same time. No building work inside the office will be required just decorating. The previous tenant has window decals currently put up, I would propose replacing these with ones bearing the company name which will be easily removable.
