Officer's Report
The application relates to the top floor flat in Carrick Court which is a large Victorian building which has been converted into apartments on Bay View Road, Port St. Mary. The building occupies a prominent position overlooking the bay.
The proposal is to partially remove the existing dormer in the roof to form a patio with balcony railings around it, and upvc patio doors leading into the lounge.
The existing dormer is clearly visible, particularly from the south. The proposed balcony will also be visible but it will be less intrusive and will not look out of place in this location. The proposed patio area is fairly small in size. There should be no problem with overlooking due to its height and the fact it is located near the centre of the building and away from windows in other buildings nearby.
