Officer's Report
The site represents the next but one house to the top of the lower half of Nursery Avenue on the north eastern side. The terrace is a relatively uniform two storey row of houses whose windows are largely arched headed sliding sashes on the firts floor and rectangular sliding sashes on the lower floor, some of which are in the form of a bay window.
Proposed here is the replacement of the existing sliding sash windows in the upper floor and the top third casement windows in the ground floor. No indication is given as to whether the new windows are arch-headed and whether the rear windows are being replaced as well. Please defer.
The applicant's agent has clarified that the windows will be square headed but oversized so that the arch can be provided but not by the frame of the window. This would look alright from the outside (I have seen other examples of this) but may look strange on the inside.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to the installation of replacement windows as shown and described in the photographs and plans received on 20th September and the letter received on 29th October, 2004. The curved heads of the existing first floor windows must be replicated in appearance from the outside such that the new windows match the shape of the existing, regardless of the overall size and shape of the new windows.
I confirm that this decision accords with Government Circular No 57/01 (Delegation of Functions to Director of Planning and Building Control).
