The application sought full planning approval for a new access road onto the A20 Poortown Road, adjacent to Southview in Peel/German, intended to unlock rear land (about 4.4 acres) for up to 25 dwellings, with the existing empty dwelling at Southview to be removed.

Refusal Reasons

✗The proposed access, which is intended to serve land beyond the site boundary for residential purposes, would be sited only 80 metres to the north west of the existing Ballawattleworth estate access road which connects to the A20 Poortown Road. Whilst the proposed density and layout of the potential new housing development beyond the site boundary are unknown, an additional estate access road onto the Poortown Road would be contrary to the interests of highway safety. Notwithstanding the above, the Planning Committee is not persuaded that an alternative access point off the existing Ballawattleworth estate road is either impracticable or inhibited by physical constraints. As such, approval for the proposed new access road would be unwarranted and premature.
