Officer's Report
The site represents the curtilage of 37, New Road in Laxey - a brick built property which fronts onto New Road and backs onto Lower Rencell. The property has a chimney stack with two pots in the rear pitch and a collection of sliding sash windows which are visible from the rear roadway but are within a rear elevation of poor appearance.
Proposed here is the removal of the chimney stack and the replacement of the existing rear windows with similar types including sliding sashes where these exist already. The chimney stack is said to be unsafe.
The present guidance on window replacement advises that the method of opening is the important element in new window design and in this case the new windows will have the appropriate opening style. The fact that they are framed in plastric I don't think will be perceivable from the distance from which the public will see them. The removal of the stack will not be detrimental to the appearance of the property from the rear.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to the removal of the chimney stack illustrated in the submitted photographs received on 30th September, 2004 and the replacement of windows also shown in the submitted photographs as described in the submitted information received on the same date. the roof must be made a good with natural slates to match the existing once the stack has been removed.
