The site is zoned as light industrial use. Residential development is contrary to this zoning. The North Shore Area policy presumes in favour of relocation of service/utility/construction industries in the gas works area only after an adopted traffic management plan, which has not been implemented.
Multiple local residents submitted objection letters citing concerns over parking, traffic, loss of privacy, light, child safety, and incompatibility with the local plan and character; IoM Water Authority requested standard water connection conditions. No statutory consultees objected.
