In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby APPROVE the application made by you.
Proposal: Approval in principle for erection of tourist accommodation to replace existing derelict barn at: Bibaloe Beg Farmhouse Bibaloe Beg Road Onchan IM4 5AD
which was considered on 27 July 2001, subject to the compliance with the conditions or modifications specified on the attached schedule.

Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.
Note 2: No works may be commenced until such time as -
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.
Note 3: Rights of the appeal against the decision of the planning committee are attached.
Note 4: An appeal must be requested within a period of 21 days.

- This approval relates to the renovation of the existing outbuildings and their conversion to tourist accommodation. The renovation works may involve some rebuilding of existing fabric which is structurally unsound, as described in the report from Arup Isle of Man dated 22nd June, 2001.
- This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.
- The works involved in the conversion of the outbuildings must involve minimal change to the existing window and door apertures to retain the existing character of the buildings.
- The detailed application must include a method statement to deal with the possibility of uncovering bat roosts within the building and to take account of swallows which may nest in the buildings.
- The detailed application must include clear demarcation of vehicular parking to be associated with the new accommodation and turning facilities so that vehicles may enter and exit the site in a forward gear.
NOTE: The applicant is advised to consult the Department's Conservation Officer with respect to the preparation of detailed plans.
