In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby REFUSE the following application made on behalf of:

which was considered on 10 December 2004, for the reasons set out below.

Reasons For Refusal:
- The site is not designated for development on either the extant Braddan Plan, adopted by Tynwald in 1991 or the emerging revision of this plan which was the subject of a public inquiry in 2003. As such, the development of this site would be contrary to the adopted land use designation of the site and the Department's general presumption against development in the Island's countryside - as set out in Planning Circular 1/88. Approval of development of this site would establish an unfortunate precedent for further unwarranted and uncontrolled development in the countryside.
- This review has been considered by the Planning Committee on written evidence. Any additional submissions not previously circulated to interested parties are enclosed herewith.
