In pursuance of their powers under the above Acts and Order the PLANNING COMMITTEE of the Department of Local Government and the Environment does hereby APPROVE the application made by you on behalf of

approval in principle for construction of safe with flat and holiday accommodation, site of former Waterfall Cafe, Glen Mary, Patrick.
which was considered at a meeting held on the 3rd May, 1990, subject to the compliance with the conditions or modifications specified on the attached schedule, numbered 1 to 7.

Note 1: This permission refers only to that required under the Town & Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.
Note 2: NO WORKS MAY BE COMMENCED UNTIL SUCH TIME AS -
a) the time for requesting a review of the initial decision has expired; or b) any review of the initial decision has been completed; or c) the time for requesting an appeal in relation to any decision at review has expired; or d) any appeal has been completed.
Note 3: Rights of review against the decision of the Planning Committee are attached.
- The building(s) shall not be used for any other purpose than that indicated on the plan or in the application without the consent of the Committee.
- This permission shall be deemed to be an approval in principle for a period of FOUR years only and shall not permit any development works prior to the approval of detailed information by the Committee.
- Details of design, materials, access and internal layout (hereinafter called "the reserved matters") must be included in a detailed planning application for consideration by the Planning Committee.
- The principal ground floor access to the building must be designed and constructed to comply with SS 3810 "Access for the Disabled to Buildings"; in particular, there must be no step and any ramp must be at a maximum gradient of 1:1%.
- No approval is hereby granted nor implied to the submitted indicated scheme, which the Planning Committee considered to be inappropriate in this location.
- Any detailed application must be of a more vernacular design with slate roof, render or stone wall finish and vertically proportioned windows, and otherwise governed by "the reserved matters".
- The existing access to the Glen through the site must not be lost or prejudiced by any detailed proposal.
NOTE: The applicant is advised to consult the Architect and Planning Officer to the preparation of any detailed plans.
