Officer's Report
The site lies on the western side of Falkland Drive and is the penultimate properly on the northern side of a terrace of 11.
The property has a rear outlet which is presently single storey. Proposed here is an upward extension to bring the roof in line with the existing two storey flat roofed extension at the rear of the house. This will provide an additional 3.5m of building.
The objector's property is to the south of the application site and as such I doubt this will have much of an effect on sunlight although it may affect outlook. The two storey rear outlets are generally all in a uniform building line in the rear lane which leads to a similar impact on and outlook from each. This proposal would increase the amount of 2 storey building beyond the rear building line and would affect the outlook and amenities of number 21 resulting in a much darker rear yard.

R 1. The upward extension of the existing rear outlet would introduce a two storey element beyond what is currently established to the rear of this terrace of properties. As such the additional height and massing would result in a much darker and more oppressive environment in the rear yard of Number 21, Falkland Drive.
