Officer's Report
The site represents the curtilage of an existing dwelling located in a built up part of Onchan, on the first right off Birch Hill Avenue. The existing property is an unremarkable bungalow in a row of similar properties.
Proposed here is what is referred to as a sun lounge but what is actually a flat roofed, dashed walled extension of the flat roofed garage. This is to accommodate a jacuzzi and shower but is not really a sun lounge.
The neighbour has objected. Her property is lower than the application site by approximately half a metre and her concern is that the additional walling will be detrimental to her outlook and I tend to agree with this. The existing wall is white dashed and an extension of this of some 5m at the height proposed may well be unneighbourly. A lighter weight extension or proper sun lounge with glazed roof would be preferable.

The extension, by virtue of its height, level above that of the neighbouring garden and proximity to the boundary would adversely affect the outlook from and enjoyment of the garden of number 14, Briarfield Avenue.
Note: this refusal is without prejudice to a glazed extension which would have less of an impact on the adjacent property.
