The officer noted the shed would be set back from Starvey Road and largely hidden from it, though visible from another road, with proposed planting to soften impact.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Agricultural use only
The building must be used for agricultural purposes only.
Approved drawings
This approval relates to drawing numbers 03/2109/1A and 03/2109/3B only.
Building materials
The building must be clad in dark green sheeting.
Access materials
The proposed walling and pillars at the access point off Starvey Road must be constructed in traditionally laid stone which must not be rendered, painted or similarly treated.
Planting scheme
Prior to the commencement of works a full schedule of the proposed planting must be submitted to and approved by the Planning Committee. This planting must be predominantly made up of native species.
Sod banking
The proposed sod banking, (which must be no less than 1.6 m in height) and which is to form the boundary of the access road must be in place prior to the building being available for use.
Archaeological notification
The Manx Museum and National Trust must be informed of the date when building work is to commence and be given access at all reasonable times, and reasonable opportunity to inspect the site, observe all excavations and investigate any archaeological features exposed.
Spoil management
The spoil from the construction of the access road must be used to help form the sod banking. No material shall be spread over the grassland habitats identified in the Habitat Survey carried out by the Department of Agriculture, Fisheries and Forestry in 1993 which includes Field numbers 584, 585, 586, and 656.
Landscaping maintenance
All planting, seeding or turfing comprised in the approved details of landscaping must be carried out in the first planting and seeding seasons following the completion of the development or the occupation of the dwellings, whichever is the sooner. Any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species.
