The site represents the curtilage of an existing cottage which also has a range of stone out buildings which have been converted to tourist accommodation to a very high standard.
The cottage, which is the subject of this application, has been the subject of a previous proposal for extension which was refused (PA00/1515) and a subsequent proposal for demolition and rebuilding was approved (01/0105).
The applicant has always wished to retain the cottage and extend it rather than demolition. However, his last effort to enlarge it was not greeted favourably and introduced what were considered, changes which would adversely affect the character of the cottage whose front and side elevation are visible from the road and side elevation are visible from the road. Now proposed is an extension to the rear which leaves the front elevation unchanged. The rear extension has been designed to have the same length as the main ridge, keeping it in the same proportions and a chimney has been included to reduce the effect of length. A small single storey annex is also to be added at the side, furthest from the road.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. The external finishes of the extension must match those of the existing building in all respects.
C 3. This approval relates to the alterations and extensions shown in drawing reference 2748/1 and 2748/2 both received on 27th July 2004.
C 4. All vertically proportioned windows must be fitted with timber framed sliding sashes.
