In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby APPROVE the application made by you on behalf of: Mr D Potts
Proposal: Approval in principle for erection of two dwellings to replace existing at: Upper Ballaclucas And Ballaclucas Cottage Top Road Crosby Douglas
which was considered on 12 October 2001, subject to the compliance with the conditions or modifications specified on the attached schedule.

Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.
Note 2: No works may be commenced until such time as -
- the time for requesting a review of the initial decision has expired; or
- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.

- This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.
- The new dwellings must be designed as traditional Manx Cottages in compliance with the principles of Planning Circular 3/91 policies 2-7 inclusive.
No appeal is granted to any footprint larger than those shown on the submitted plan 208/03.
- The detailed planning application must include full details of existing and proposed ground and building floor levels: such proposed levels must be kept as low as possible so as to minimise the impact of the new buildings.
- Each house must be designed so as to differ from the other.
- The detailed application must include a planting scheme to reinforce the existing planting to the east of the site and promote the privacy of the new house and Upper Ballaclucas. The planting scheme must also include retention of/provision of a roadside hedge in a traditional form and hedging and tree planting to the west and north of the residential curtilage.
- Any garaging must be single storey detached structures.
