In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby REFUSE the following application made on behalf of:
Name: Heritage Homes Ltd Proposal: Demolition of existing buildings (with the exception of the Cinema facade) and erection of building comprising 164 apartments with associated basement parking and landscaping (in association with PA04/1214/CON) at: Crescent Leisure Centre And Former Crescent Cinema, Fronting Castle Mona Avenue And Central Promenade Douglas
which was considered on 20 June 2005, for the reasons set out below.

Reasons For Refusal:
- The proposed development would result in the loss of "The Venue" as a place for live entertainment which, in terms of its size and nature, is unique on the Island; the consequent diminution in the quantity and quality of live entertainment on the Island would have an adverse effect on the social well-being of local residents and on the tourist industry, particularly during the TT period.
- This review has been considered by the Planning Committee on written evidence. Any additional submissions not previously circulated to interested parties are enclosed herewith.

- any appeal has been completed.
