Officer’s Report
The site lies in the residential development of Cronk Grianagh - a new development of mainly semi-detached houses arranged in a loop. The property is a semi-detached house which is it proposed to extend.
the extension is a two storey structure with living accommodation on both floors in the form of a bedroom and bathroom on the ground floor and and the same above. the accommodation is intended for a disabled child and is proposed by DHSS although the property is owned by Mrs. Fayle.
The site plan does not include the present parking arrangements. The proposal will take away parking space behind the building line. Please defer.
The additional plans show two parking spaces in front of the dwelling, the one in front of the new extension is limited in length (4.7m). I do not understand why the new extension could not have been built set far further back from the frontage. This house seems totally unsuitable to the needs of the occupants and having been built only recently it is disappointing that the applicants have clearly purchased a house which is unsuitable and which cannot easily be and suitable for their very real and considerable needs.
I went on site and met the applicants who are a young couple with a disabled youngster (he can't walk unaided and finds it difficult to communicate) and a new born little girl with sight impairment. We agreed an amended scheme which retains their parking at the front but which sets the new extension back from the frontage: this is now shown in amended drawings 111E, 112D, 113E, 114C all received on 22/11/04. These are now acceptable.
