- The site comprises the curtilage of a building which fronts on to Victoria Place and has common boundaries with No.s 1, 2 and 3 Victoria Terrace.
- The application proposed clearance of the site, and the erection of a new 2-storey building accommodating a shop with a flat over it.
- The existing building is not of any merit, and its loss is of no concern. It is not of two storeys.
- Mrs Cannell's letter indicates that there has not been retail use since 1986.
The (re) introduction of a shop would only add to traffic, parking, and non-residential activity in the area.
The building would result in adverse visual impact from Victoria Terrace, and its use in loss of privacy.

R 1. The Proposed shop would result in traffic, waiting and parking which would exacerbate existing congestion in the area, and which would constitute unwarranted non-residential activity in this Predominantly Residential area.
R 2. The proposed building would be of poor and inappropriate appearance, and would thus create an adverse visual impact as viewed from the public highway and also the rear of Victoria Terrace.
R 3. Use of the proposed flat would result in a loss of privacy at the rear of Victoria Terrace.
