In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby REFUSE the application made by you
Proposal: Erection of a shop/garage with associated flat over to replace existing single storey shop/store at: 2A Victoria Place Douglas
which was considered on 15 July 2004, for the reasons set out in the attached schedule.

Reasons For Refusal
Application Ref No: 04/00955/B
- The Proposed shop would result in traffic, waiting and parking which would exacerbate existing congestion in the area, and which would constitute unwarranted non-residential activity in this Predominantly Residential area.
- The proposed building would be of poor and inappropriate appearance, and would thus create an adverse visual impact as viewed from the public highway and also the rear of Victoria Terrace.
- Use of the proposed flat would result in a loss of privacy at the rear of Victoria Terrace.
This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
