Officer's Report
The site lies towards the top end of Ridgeway Road and represents half of a pair of semi-detached two storey properties which front onto Ridgeway Road and back onto a real lane. Previously, work was undertaken not in accordance with approved plans and this was only approved on appeal.
Now proposed is the installation of a dormer, to match that approved on the adjacent property (PA 02/02492). There is no objection to this and the two properties will now match each other.
Also proposed is the removal of a chimney stack on this side of the pair. Whilst this will unbalance the pair, I don't agree with the Onchan Commissioners that this is sufficiently objectionable to warrant a refusal. The area is not a Conservation Area and the adjacent properties are flat roofed pebble-dashed properties. The effect on the streets cene will, in my view be minimal.
