Time limit for reserved matters
This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.

This approval relates to drawing no. 56.1 .02 rev . A and the arboricultural survey date stamped the 5th April 2004.
Siting zone
The dwelling must be located within 20 m × 12 m zone of proposed dwelling as shown on drawing no. 56.1 .02 rev . A date stamped the 5 th April 2004.
Countryside design
The dwelling must be designed to reflect policies 2-7 of Planning Circular 3/91 "Guide to the design of residential dwellings in the countryside".
Turning area
The access drive arrangements shall comprise a turning feature to permit a motor car to turn around within the site, so that the vehicle can emerge from the site in forward gear.
Drive gradient
The gradient of any vehicle access drive shall not exceed 1 in 10 .
Parking
Parking arrangements on site shall comply with the provisions of Manx Roads 1.
Sight lines
Sight splays/sight lines shall be provided in compliance with Manx Roads 1.
