In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby APPROVE the application made by you on behalf of: Mr G G Boot
Proposal: Approval in principle for the erection of a double garage and conversion of outbuildings to guest accommodation at: Ballagarraghyn Main Road Greeba Douglas IM4 3LH
Which was considered on 28 May 2004, subject to compliance with the conditions specified on the attached schedule.

Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.

- the time for requesting a review of the initial decision has expired; or
- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.

- This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.
- This approval relates to the erection of a garage and the conversion of the outbuildings to guest accommodation as shown on drawing numbers SP 10B and $\mathrm{CA} / \mathrm{G} / 1$ but does not allow for a link extension between the two buildings which must remain separate.
- No part of the outbuildings shall be demolished and rebuilt as part of this approval.
- The Reserved Matters application must demonstrate a scheme which complies with Planning Circular 3/89 "Renovation of Buildings in the Countryside"
- The proposed living accommodation must be used for purposes ancillary to the enjoyment of the main house and must not be sold or let off spearately.
- The Development hereby approved shall not be commenced until such time as the new water treatment works supplying the eastern supply area has been commissioned, or an adequate potable water supply is available to site, to the satisfaction of the Planning Committee, in consultation with the Isle of Man Water Authority.
- The Reserved Matters application must include the findings of a bat survey carried out on the outbuidlings to be converted.
- The area to the front of the proposed garage must allow vehicles to turn around within the site and exit in forward gear.
This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
