Planning Circular 3/88 - New Agricultural Dwellings
The policy requires evidence of real agricultural need sufficient to offset general objections to rural dwellings, addressing past accommodation, occupant role, site choice, holding size relative to dwelling, and functional need. The officer assessed the 25-acre holding as too small to justify the retirement dwelling despite applicant evidence of family farming and security needs, and DAFF confirmation of active use. Dormers were not assessed against this policy as minor alterations.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Dormers only
This approval relates only to the construction of dormers on the front and rear elevations of the existing dwelling as shown in the existing and proposed drawings date stamped 22nd March 2004. For the avoidance of doubt no permission is hereby granted or conferred for the erection of a farm workers retirement dwelling by this approval certificate.
