The dwelling is sited to the east of the junction of the A30 and the A27. The dwelling fronts onto the highway and the eastern gable and most of the rear elevation is visible from the road on approach from St Johns.
This application follows an application for the refusal of a rear extension and large garage beyond the western gable.
This application proposes a garage reduced in size to that previously proposed and it is more in keeping with the traditional proportions of the cottage. The highways division no longer has an objection on safety grounds.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to drawing numbers R/1/04, R/4/04 and the location plan submitted on 30th March 2004.
C 3. The external finishes of the extension must match those of the existing building in all respects.
C 4. The boundary alongside the hardstanding area between the corner of the garage and the roadside walling must be formed by a low, traditionally laid stone or stone clad wall. A drawing showing this walling must be submitted to an approved by the Planning Committee prior to the commencement of works.
