In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby APPROVE the application made by you
Proposal: Approval in principle for the erection of a building to replace existing outbuildings to provide additional living and occasional tourist accommodation at: Mullenbeg Little Mill Road Onchan IM4 5BD which was considered on 21 May 2004, subject to compliance with the conditions specified on the attached schedule.

Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.
Note 2: No works may be commenced until such time as -
- the time for requesting a review of the initial decision has expired; or
- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.

- This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.
- This approval relates to the principle of the creation of accommodation for use by tourists as shown generally in drawing 01A received on 27th January, 2004.
- The new accommodation may only be used by bona fide tourists with no individual tenancy exceeding two consecutive weeks in duration unless otherwise approved by the Planning Committee.
- The Development hereby approved shall not be commenced until such time as the new water treatment works supplying the eastern supply area has been commissioned, or an adequate potable water supply is available to site, to the satisfaction of the Planning Committee, in consultation with the Isle of Man Water Authority.
NOTE Whilst the application seeks permission for additional living accommodation ancillary to that of Mullen Beg, in addition to the tourist use, the area is not designated for residential development and as such the Planning Committee would not normally grant permission for the erection of a new, separate dwelling for such ancillary uses. As such, in order to ensure that the development complies with the provisions of the Onchan Local Plan which makes provision for touristrelated development, the Planning Committee would wish to ensure that the new accommodation is used for tourist occupancy only, consistent with other similar proposals in this part of Onchan.
This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
