In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby APPROVE the application made by you on behalf of: Mr Julian Parkinson
Proposal: Alteration to site layout of approved dwelling and garage ( $00 / 1629 \mathrm{~B})$ at: Plot 5 Riverside Cottage Gardeners Lane Ramsey which was considered on 2 July 2004, subject to compliance with the conditions specified on the attached schedule.

- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.

- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This approval relates to drawing no.s 01,02 and $5 \mathrm{RC} / 01$ date stamped the 6th February 2004.
- No development may commence until a landscaping scheme has been approved by the Planning Authority. Such planting scheme should include details of proposed landscaping treatment between the application site and adjacent plots.
- All planting, seeding or turfing comprised in the approved details of landscaping must be carried out in the first planting and seeding seasons following the completion of the development or the occupation of the dwelling, whichever is the sooner. Any trees or plants which within a period of five years from the completion of the development die, are removed, or become seriously damaged or diseased must be replaced in the next planting season with others of a similar size and species.
This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
