In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby APPROVE the application made by you on behalf of: Douglas Corporation
Proposal: Redevelopment of site to provide 22, two bedroomed retirement flats with associated parking and external works at: Vacant Plot At 1, Orry Street And 28 - 42, Tynwald Street Douglas
which was considered on 21 May 2004, subject to compliance with the conditions specified on the attached schedule.

Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.
Note 2: No works may be commenced until such time as -
- the time for requesting a review of the initial decision has expired; or
- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.
Note 3: Rights of the review of the decision are attached.

- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- All services must be laid underground, and all soil-stacks constructed internally.
- The proposed parking spaces must be available for use prior to the flats being occupied.
- This approval relates to
(a) occupation of the flats in accordance with the submitted planning statement, i.e. by "active retired and elderly persons"; and to (b) drawings numbered PL01, PL02, PL03, PL04, PL05, -02 (Drainage), SK1B, and SK10B, and date stamped 6th February 2004.
NOTE PRIOR to the commencement of any works the applicant is advised to consult the Chief Fire Officer to ensure that adequate fire precautions are taken.
This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
