Officer's Report
The site is in the Conservation Area and the rear of the property is visible from Mill Road, Station Place and Station Road. The proposal to use the building as a dwelling is unobjectionable and complies with the Approval in Principle approval which is still valid. However, the two rear dormers proposed are large, sited high up the roof slope and positioned close together.
The Conservation Officer would prefer that the roof slope remained unbroken. I agree but a modest single dormer which reflected the decorative dormers close to the application site may be acceptable.
In its current form the proposal is unacceptable.

R 1 . Number 10-12 Partick Street occupies a corner site within the Peel Conservation Area, the rear roof slope of which is visible from Mill Road, Station Road and Station Place. The proposed dormers by reason of their size, position within the roof slope, close proximity to one another and their relationship to the windows on the rear elevation, would have an adverse impact on the character and appearance of the building and the terrace within which it is set as seen from the adjacent public highway. The character and appearance of the Conservation Area would be harmed as a result.
